As all dwellings exited the NRAS on or before 29 June 2026, the Department of Social Services has brought forward the opening of the NRAS Portal for the 2026–27 NRAS year.

Federal and state NRAS incentive outcomes for the 2025-26 NRAS year are now complete. 

The National Rental Affordability Scheme (NRAS) concluded on 29 June 2026.

The Department of Social Services (DSS) has released the NRAS Market Rent Index for the 2026-27 NRAS year, commencing 1 May 2026.

AAHS will be closed from Wednesday 24 December 2025, re-opening Monday 5 January 2026. We wish you all the best for a safe and happy holiday season.
